REGISTRATION PROCESS-

Any parties wishing to participate with the online real estate auction will need to register for the event by following the bidding link on www.hibid.com.  A nonrefundable good faith deposit of ten percent (10%) of the successful bid will be due no later than 5:00PM MT on Monday, October 1st, 2018 by cash, certified funds or wire transfer.

OTHER FEES & EXPENSES:

Please note that a buyer’s premium of five percent (5%) will be added to the purchase price at auction.  The successful bidder will be responsible for half of the closing cost fees and expenses.  Closing will be completed through First American Title.  Seller to pay for title insurance.

CLOSING TIME PERIOD-

The buyer of the real estate will have a time period of no later than thirty (30) days from the conclusion of the auction to fully close on the property with the balance paid either by wire transfer, cash or certified funds.  The residential real estate will be transferred by Special Warranty Deed and the commercial real estate is scheduled to be transferred by Special Warranty Deed, Quit Claim Deed.  Property taxes will be prorated as of the date of closing.  In the event that the successful purchaser is not able to close within the allotted time period, the deposit will be forfeited and retailed by the Secured Creditor as part of the proceeds of the sale.

If the successful purchaser is unable to fulfill their obligation during the thirty (3) day time and approved by the Secured Creditor, the backup bidder will have the opportunity to purchase the property at the backup bid (if the minimum has been met) with the same terms and conditions of sale.
